Pre-purchase Appraisals & Property Condition Assessments

Pre-purchase appraisals are conducted to identify visible building deficiencies or concerns that are relevant to clients and their financial institutions who maybe considering the purchase of a property.

Pre-purchase appraisals of the building envelope and structure generally consist of a visual review of all accessible areas of the building in an effort to identify deficiencies, damage or deterioration that will require repair or restoration during the mortgage period.

Property condition assessments are very similar to pre-purchase appraisals but generally involve re-financing of a property by the current owner. Property condition assessments consist of a visual review of all accessible areas of the building in an effort to identify deficiencies, damage or deterioration that will require repair or restoration during the loan period.

Cleland Jardine Engineering recognizes the importance of pre-purchase appraisals and property condition assessments as due diligence for the owner and financial institutions prior to committing to purchase or financing involving a property. We apply our experience to provide an appraisal or assessment that is an accurate reflection of the building’s general condition, providing information and estimations of the costs of repairs and restorations required over the short term or term of the loan period as may be applicable.
