Condition Surveys
Condition surveys are generally conducted to determine the current condition of a building component to assist building owners in preparation of budgets for maintenance or restoration of building components in the short term.
These types of surveys are particularly useful in identifying deficiencies for building cladding, balconies, windows and all aspects of parking garage structures. Surveys are typically performed using a random method with the goal of achieving a representative sample of the components under review. Information gathered is extrapolated to provide an overall interpretation of the building component’s condition. A class ‘C’ estimate is provided to assist in budgeting for work to be completed. As may be required, options or alternative repairs may be examined to suit budgets and time frames.
Condition surveys are a key component in developing short term repair strategies and provide the basis for preparation of construction documents and tendering of the project.
