Reserve Fund Studies
Reserve fund studies are generally conducted to determine the overall condition of a building to assist building owners in preparation of capital cost budgets for replacement or restoration of building components and systems over the long term. Condominium Corporations are required by law to have a reserve fund study conducted every five years with a thirty-year term. Reserve fund studies are also beneficial to private residential properties and commercial properties for long-term capital cost planning.
These types of studies are particularly valuable in establishing life expectancy and remaining useful life of building components and systems. A visual review of the property is conducted including structural, architectural, mechanical, electrical and elevator components.
